2022/23 Winter Damage Insurance Repairs Status, October 27

Thank you all for your patience as we work our way through the repairs from last winter. As you probably know, more than half of our 118 units were damaged by the storms.

Carnelian Woods is working with Restoration Management Company (RMC) to repair the portion of our units that is the HOA’s responsibility (covered by the HOA’s Farmers Insurance policy, see annual meeting packet page 27).

The HOA’s policy covers the exteriors of our buildings which includes siding, roofing, chimney chases, windows, and drywall (but not the paint on the drywall). Any damage inside our units is covered by each homeowner’s policy. If you have damage inside, please make your own arrangements for repairs, except for drywall. And please, do not use your own contractor to make repairs to the exterior of your unit.

RMC has made substantial progress on repairing siding on our units. Here is their update from Friday, October 27, 2023:

  • Continuing with siding repairs. Started on unit 1 and are now working in the 50’s.
  • Walked with the window manufacturer to measure all affected windows on Tuesday 10/24. Milgard is approximately 10 weeks out on these windows. Expect to have the estimate by Wednesday next week and will have more information then.
  • Roof inspection by Robinson Roofing is scheduled for Wednesday 11/1 and will generate a report for the HOA within a few days.
  • Reached out to David, maintenance for Carnelian Woods, to review remodel plans to see if there is any information on the roofing material. Have not received any information yet. RMC contacted all major vendors and cannot locate this material.
  • Permit for unit 42 chimney is due to be ready within a week.
  • Unit 41 drywall taping is complete. Texture will be completed over the weekend and we will install the baseboard first of the week, and clean up for completion. RMC will not be painting due to the policy not including interior painting
  • Engineer to provide a date when he can inspect the balconies to prepare a repair plan.
