Carnelian Woods is the owner’s association and does not rent units. There are many rental agencies that rent units for owners and owners that rent units themselves. Google is your friend.
There are no assigned parking spaces, so you can park anywhere legally allowed. Occasionally parking adjacent to your unit may fill, so feel free to park in another lot. Street parking may also be available, though it is generally prohibited from November 1 to May 1 for snowplows (obey all street signage). Additional parking is also available at the Lodge. All vehicles must display an owner’s or temporary parking permit available from the owner or rental agent.

Operating hours can be found here. They usually change in late spring, around Memorial Day, when temperatures allow the pool to open, and again in the fall, just after Labor Day, when the pool closes. Staffing requirements also can result in hour limitations and changes for amenities at the Lodge.
Yes! Bears frequent the property almost daily, often looking for food. Keep your distance! They are wild! Be sure to replace the chain closure and clip the carabiner (where available) on the dumpster when emptying the trash, and don’t leave food out to tempt them.
Also, do not leave ANY food or scented items in your car, and be sure to lock it. Bears check the car doors regularly and can easily open the door (or remove it!) to get at the interesting scents. See guidelines National Park Service and Bear League.
If you are a renter, then the rental agency or unit owner will answer this question. Owners must clean up after their pet and keep them leashed at all times while on Carnelian Woods property. Pet policies are here. (link needed)
Dumpsters are available adjacent to the parking lots (link to map). Do not leave trash outside the dumpster, and be sure to replace the chain closure and clip the carabiner to the chain (where available). Dumpsters can fill at popular times, so please crush items where possible. If the dumpster is unavailable, dump your trash at a later time. You are encouraged to donate or post as available for free (on your favorite listing site) usable items.

Info is here. A longer walk (or drive) will reach Tahoe Vista (2.5 mi/4 km) Kings Beach (4 mi/6.4 km) and Tahoe City (7 mi/11.2 km).

While there is less bear activity in the winter, they are still around. Please follow National Park Service and Bear League guidelines. Walkways and parking lots can become icy, so take care when moving about. While parking lot traffic lanes are plowed in the winter, you will still need to dig your car out, so plan accordingly.
Carnelian Woods recommends that the water be turned off to units when they are not occupied to reduce the chance of burst pipes during freezing temperatures. Also heat unoccupied units to 60 degrees to reduce the risk of frozen pipes, as well as to keep some residual heat to overcome the occasional power outages when the furnace won’t be able to operate. Be aware that the roof of the units can shed snow/ice at any time, as noted by the snow piled there! As additional snow/ice can shed at any time, it is unsafe to climb on the ground piles or the roof snow as it can crush whatever is below.

Snow removal occurs daily as needed, and is usually completed on all units by midday. Walkways, paths to units, and parking lots traffic lanes are plowed. Parking lots are generally plowed twice, first to open up traffic lanes, and then to clear snow piled around previously occupied spaces for cars that have departed.
Individual cars are dug out by their owners. To prevent deep build up of snow and ice, car owners are required to move their cars daily so the snow previously surrounding the car can be plowed. Occasionally a roof shedding snow will block the walkways to a unit after the walkway is plowed. For assistance, contact us.

HOA dues, currently $2716.00 (2024) are invoiced and payable quarterly. A $438.00 portion of the billed amount is repayment of a loan for siding that will be paid off in March 2029. A $479.00 portion of the billed amount is to restore funding to reserves and end in January 2025. Annual unit inspections (need link) generally occur in November and any required work is billed in December.
Please make payments on time. CW has bills to pay just as you do, and late payments can make, and at times has made, meeting those obligations difficult. Late payments are subject to a 10% late charge when 15 days late and begin accruing 10% interest once 30 days late.

The units are townhomes and not condominiums. Carnelian Woods hazard insurance covers only the structural shell of the unit outward (walls out). Everything inward of the outer wall framing must be covered by the owner’s insurance policy. You need policy type HO-6 with those specifications. For more information see here (need link).
No. Fire regulations do not allow storage of anything under the units. They are inspected annually and any material there will be removed. See here. (needs link)

The association is responsible for the exterior of the build and will have a contractor locate and seal the exterior to prevent intrusion. Exterior work can only be performed in a short window after nesting and before hibernation. Interior sealing is the responsibility of the homeowner. It only takes a hole the size of a dime to allow entry, so keeping them out long-term is a continuous maintenance task.
