July General Manager Report

July 29, 2023

Pool/Spa

  1. Swimming pool ready for use on 6/23/23, one week ahead of schedule.
  2. Placer County Health and Safety inspection of Pool on 6/30/23 pasted with no corrections.
  3. Repair the swimming pool’s broken and loose tiles around skimmers and the water line of the pool.
  4. Repair, replace pool pump house heater termination that was torn off from snow load.
  5. One of the pool heaters broke down and Dave had to repair. The pilot light assembly had to be replaced.
  6. David Davis will be on vacation from 7/31/23–8/13/23 during that time I will have Mike from Oasis Pool Service to service pool once or twice a week to make sure pool chemistry is correct. Albert will test the pool on a daily basis.

De-Winterization 

  1. Lodge de-winterization: Removal of building barricades, pool, irrigation system, Tot land set-up, bring BBQ, patio furniture from container, place around lodge and pool area.
  2. Removal of 20 window barriers @ units throughout the complex.
  3. Removal of 800 Snow stakes: Parking lots and pathways.
  4. Installation of tennis courts-privacy screens and nets.
  5. Install Parcourse trail signs.
  6. Set up the volleyball court net.

Personnel/Staffing 

  1. Conducted employee safety meeting(s).  Topics included:
    1. Eye and ear protection.
    2. Lifting.
    3. Pool, spa safety with chemicals.
    4. Reporting of work-related accidents immediately.
    5. Keeping the work area clear of debris and personal equipment.
  2. Personnel: I am still looking for staff so the pool can be open 7 days a week. Running an add through NextDoor.com

Financials 

  1. Spreadsheets: Wells Fargo credit card and Mileage for off-site truck usage are being completed monthly.
  2. 2024 Budget: General Manager information for Treasurer was completed and sent out before the 7/20/23 deadline.

Bat Issues 

Units 12, 122, 127, 146: Bat activity has been reported by the homeowner of the unit or neighbors. Western Bat inspected the four units on 7/19/23 they found that the winter snow load pulled the bat exclusion devices out at the roof flashing on the back balconies of the units. Western Bat is scheduled to repair these areas and inspect the entire complex on 8/16/23. Unfortunately, Bat exclusion that is damaged by snow load is not covered by the Western Bat warranty.

Winter Damage and Repairs

  1. Met with Olga Clausen Executive General Adjuster of Farmers Insurance on 7/28/23.  Walked the entire complex with her and the contractor to assess damage from winter.
  2. Unit Roof Leaks: Unit 36 roof leaks have been repaired. Units 16, 124, 150 still need to be repaired. Espinoza Roofing will repair as soon as they can get to them.

Carnelian Woods Services 

  1. Unit 32: Whole unit remodel is 95% completed.
  2. Scheduling start of unit 42 fireplace and structural window remodel.

Upcoming Work / To-Do List 

  1. Repair winter damage to units 42, 41, 49, balconies and siding throughout the complex.
  2. Unit 24 needs large tree removal: The tree’s crown is damaging the building (i.e. growing into the building at the base of the tree). The tree is also damaging the roof flashing on the second floor of the building. Cost to remove the tree is $4,500.00.
  3. Schedule and perform the site visit with Browning Reserve Group for the 3-year update.  Cost: $3,600.00
